Is MLS.ca giving you all the information you need?
Relying on MLS.ca to do searches for you is fine. But you may not be getting 100% of the information and properties that might be available to you.
Let’s say you are searching for a 3 bedroom home and, for example, 5 turn up. There are really 3 more on the market called 2+1 bedroom, but you missed it. A “+1” or “+2” is a room(s) that could potentially be turned into another bedroom. You may have missed what could have been the perfect home for you and your family.
Most of my time as a realtor working with buyers is spent sorting through data. My specialized realestate software has so much more to offer then MLS.ca. I can tell how long a property has been on the market, it’s original price, when the listing is expiring and if there is any sellers declaration, just to name a few extra features.
I’ll never really understand why buyers don’t work with more realtors. We are free, we get much more accurate results and it would save a buyer so much of their own spare time.
