Illegal Practice- Agent MUST carry a certificate
In Quebec, any real estate brokerage transaction must be carried out by a certified real estate broker or agent (one who holds a certificate to practice issued by the ACAIQ). A contravention of this rule constitutes a violation under the Real Estate Brokerage Act and exposes the violator to legal proceedings before the Court of Quebec.
The Association des courtiers et agents immobiliers du Québec (ACAIQ) can investigate to verify whether a person or business is practicing the activity of real estate broker illegally.
The penalty for a penal complaint is a fine and that in no case can it include the payment of damages as this comes under the jurisdiction of the civil tribunals. The Association will notify you in writing of the results of its inquiry and its decision whether to file a penal complaint. If so, you could be summoned to appear as a witness in the event the case goes to trial before the Court of Quebec.

I got a very bad experiences.I just bought a block apartment(6 units). I did not have my own agent.The deal go through only one agent from saler.This agent gave me almost all fault documents(Bank documents for mortgage and he promise every thing not by writing. at the end he can change whatever upside down… etc.)I can stop the Problems and I can’t sleep during the night. Very very experiences !
