Between Sept 2006 – Sept 2007:

  • The average house price sold for $427, 766, there were 213 sold during that time
  • The average condo price sold for $271, 323, there were 198 sold during that time
  • The average duplex price sold for $392, 482, there were 107 sold during that time
  • The average triplex price sold for $299, 250, there were 4 sold during that time (all in lower NDG area)
  • The average 4plex price sold for $455, 000, there were 1 sold during that time
  • There weren’t any 5plexes sold
  • These areas make up the better part of NDG (Notre Dame de la Grâce):
    Loyola You can’t help but be impressed with the wonderful blend of stone and brick, not to mention the gothic ornamentation of the imposing school, reminiscent of Oxford and CambridgeUniversities. This charming neighborhood is full of detached or semi-detached cottages. Music aficionados can be regulars at Oscar-Peterson Hall on the Loyola campus, a 600-seat concert hall with exceptional acoustics.

    Chester is known for it’s soccer fields, Loyola and Confederation are just some of the parks around.

    Somerled Just one of the commercial streets in NDG, Somerled has everything you need. For families, it’s the sports facilities that make this area. The indoor pool of the West-Hill Sports Centre, 19 tennis courts in Somerled Park, and the Doug-Harvey Arena to name a few. This area is mostly made up of charming 1950s duplexes.

    Village Monkland The most sought after neighbourhood in NDG. Rue Monkland is always busy with walkers and shoppers. Filled with coffee shops with outdoor terraces, organic food, many restaurants and all other conveniences, this area yields the highest dollar for real estate. Majestic homes detached and semi-detached are prone to darkness with all the old tress lining the streets. It’s a beautiful area and attracts many young professionals.

    Upper Lachine Made up of mostly commercial, which is why there many reasonably-priced duplexes in the neighbourhood. You have Georges-Saint-Pierre Park, and from this area it only takes a few minutes to get downtown either by the Autoroute Ville-Marie or from the Vendôme Metro Station.

    Villa-Maria-Vendôme There are a few magnificent houses right near the vast wooded area that surrounds the Villa-Maria convent, the jewel of the neighbourhood with its 200-year old central building. Take advantage of the neighbourhood’s artistic activities, attending events at the Maison de la Culture on Rue Botrel and activities at the Notre-Dame-de-Grâce pool and the community centre.

    Maisonneuve-Sherbrooke  For many years, this area was always traditionally less appealing then the Monkland village, which reflects in the real estate prices. However a transition has taken place and quite a few of the properties have been bought up, renovated and cleaned up. Not as expensive as Monkland Village, however it’s not as “cheap” as it used to be. Benny Library and the Maison de la Culture Library are located in the NDG firehouse.

    Facts about Notre-Dame-de-Grâce

    Population: 30,102
    Language: The eastern part of NDG, clustered around the Notre-Dame-de-Grâce parish church, has always been a traditionally francophone neighbourhood. The central and western parts were, and to some extent still are, traditionally the home of middle class and working class Anglophones. The majority of residents in this district speak English in their homes. Only 32% of residents speak French in their homes in this district. There is also a sizeable Afro-Canadian and immigrant community mostly around the parts of the district north of Fielding Avenue.
