With many homes destroyed, it\u2019s changed the way a lot of us are looking at real estate. The question arises for a lot of buyers looking close to water\u2019s edge, how close it too close?<span class=\"Apple-converted-space\">\u00a0<\/span><\/p>\n<h2 class=\"p1\"><b>How can you protect yourself and buy comfortably?<\/b><\/h2>\n<p class=\"p1\">Enjoy the incredible waterfront view but don\u2019t let it blind you. Due diligence is less fun than dreaming but it prevents you from wasting time and money on offers that fall apart far before it saves you from future flood danger.<span class=\"Apple-converted-space\">\u00a0<\/span><\/p>\n<p class=\"p1\">There is some research you can do online before you even decide to visit a property.<\/p>\n<p class=\"p1\">Read through the listing and ask your real estate broker to send you the declaration. The declaration is a six-page form that sellers must fill in with their knowledge of the house and the property\u2019s history.<span class=\"Apple-converted-space\">\u00a0<\/span><\/p>\n<p class=\"p1\">In it, the seller is obligated to disclose any type of water infiltration, flooding or if the house situated in a flood zone.<span class=\"Apple-converted-space\">\u00a0<\/span><\/p>\n<p class=\"p1\">However, in some situations like a bank repossession or the sale of an estate, the seller may not know this information or have access to it. A property that has been owned for a long time will probably not have an updated certificate of location. As well, the sad fact is some sellers are clueless. You need to dig deeper.<\/p>\n<p class=\"p1\">Ask your real estate broker for the certificate of location to verify if the property is or isn\u2019t in a flood zone. Make sure the certificate is up to date. There are many homes that never saw a flood before 2017, but the climate is changing, so you\u2019ll want it to reflect at least that year.<\/p>\n<p class=\"p1\">For extra information, you can check out the government website to see their estimate on the flood lines around a property. It will be up to them to decide how much flooding is too much flooding. And their criteria are getting tighter.<span class=\"Apple-converted-space\">\u00a0<\/span><\/p>\n<p class=\"p1\">If the property has never flooded, yet it is in a flood zone, you may hit a roadblock at the bank. If the flood line touches the property\u2019s edge, or even if the basement floods, the bank may refuse the deal.<\/p>\n<p class=\"p1\">Not all banks will act the same way. If you are determined to buy a property that floods, you may need an independent mortgage broker to help you find a bank that will lend you the money.<\/p>\n<p class=\"p1\">Another thing to consider is insurance coverage. When you are looking at a property, call around for a few quotes. If you don\u2019t have time to do this, it\u2019s also acceptable to add the ability to get a reasonable insurance rate from a trusted company as a condition in your offer.<span class=\"Apple-converted-space\">\u00a0<\/span><\/p>\n<p class=\"p1\">The last thing to consider is the time and emotional trauma involved in dealing with a flood. A talk with someone who has been through the experience will help you get a realistic picture of the challenges involved and potential solutions.<span class=\"Apple-converted-space\">\u00a0<\/span><\/p>\n<p class=\"p1\">The allure of waterfront property can be powerful. And everyone mitigates risk differently. You may decide to move forward, not finish the basement, and take your chances. Location. Location. It\u2019s the most important factor in your decision to buy a home. Choosing the right neighbourhood has an impact on how much you\u2019ll be able to walk and whether or not you have smooth access to public transportation. If you have kids, it will impact your decision about the schools they\u2019ll be attending. And, the more great features the neighborhood has, the more attractive the house will be when it comes time to sell.\r\n\r\nHere is a guide to follow when looking to purchase a home.\r\n\r\n<strong>Schools and daycares<\/strong>\r\n\r\nIf you have a family, make sure the houses you look at are within the boundaries of the school where you\u2019d like to send your kids. You can call the local school board to find out. If you are still in the family-planning stage, you\u2019ll want to investigate daycare wait times and prices as well as drop-off and pick-up times.\r\n\r\n<strong>Transit<\/strong>\r\n\r\nWhether or not you need it, good access to public transportation adds value to your home. Even if you don\u2019t need public transit now, what about if you want to start a family? As your kids get older, this feature will save you time driving around. Or perhaps you\u2019ll want to start an Airbnb or have a tenant. Access to public transit is a necessity.\r\n\r\n<strong>Parks <\/strong>\r\n\r\nIf you have kids or grandkids, a park is a fantastic place to have within a short walking distance. Visits to the parks give you an opportunity to meet your neighbours and a space for your kids to play. Playdates, street hockey games, biking adventures are the stuff of life-long friendships.\r\n\r\n<strong>Trees <\/strong>\r\n\r\nThe older the trees, the more established the neighbourhood. Large trees provide shade, oxygen, and a space for birds to sing, which all create a wonderful atmosphere. Real estate prices are normally higher in large-treed areas. Communities like Westmount, NDG, Beaconsfield, are all known for their huge scenic trees \u2014 and high real estate prices.\r\n\r\n<strong>Sidewalks <\/strong>\r\n\r\nThere is a lot of hidden value in these concrete walkways. Not all streets have them and many don\u2019t have them on both sides. This is important to note because sidewalks are a safety zone. They add to the atmosphere of the neighborhood.\r\n\r\nYour real estate broker has access to a home\u2019s \u201cwalkability score\u201d on Centris.ca. A walking or biking community fosters a quiet neighbourhood, greater safety and community friendships.\r\n\r\n<strong>Community Activities<\/strong>\r\n\r\nMost municipalities have ongoing educational courses and park events \u2014 theatre, holiday parties, music concerts, kids events etc. Call the city and find out if the neighborhood has active community groups. Having areas that lend themselves to outdoor adventures within walking distance are also a bonus. Places to bike or jog, splash pads, tennis courts, golf courses all help to create a better quality of life.\r\n\r\n<strong>Things to watch out for<\/strong>\r\n\r\nWhen searching for your ideal community, you\u2019ll also want to watch out for things you may not want to live near. Graffiti, too much litter, excess road noise, train tracks, noise from overhead flight paths, or industrial activity and pollution can all detract from your quality of life. If you have suspicions about the neighborhood, you may want to take that extra step and call the local police to find out more about the crime rate. Also, if you want to have a clothesline, front yard gardens, or hockey games in the street, call municipality to find out more about their bylaws.\r\n\r\n<strong>Knock on doors<\/strong>\r\n\r\nIt\u2019s always a great idea to walk the streets and get a feel for the area. Approaching a neighbor and asking questions is a fabulous way to find out more details that you might not see just by looking around. It\u2019s a great way to learn about neighborhood problems, up-and-coming community renovation projects, or even Facebook groups for things like carpooling, community events, neighborhood activities etc.\r\n\r\nTaking the time to ensure your dream house is located in your ideal neighborhood will add so much value to your life. Get clear on your wants and needs then do your homework.
