It’s smaller and growing fast. Lots of new development, although you can still find nice 1960’s 3 bedroom homes for $140,000. Has a country feel with all the conveniences and activities you need for a growing family. Caution, trains run sporadically and there are not any public buses. It’s about a 30 minute drive downtown without any traffic whether you take the 20 or 40 highway.

West tip of Montreal: St-Anne de Bellevue, Senneville, Baie D’urfé, Beaconsfield, Kirkland and Pointe Claire: I love this area. Very Anglophone, green, preppy and somewhat expensive for housing in compared to further West. St-Anne’s has McGill and is more student priced, compared to the other towns, which are about $450,000 for a 4 bedroom, 2 car garage house. Be careful of their property tax. It has doubled and some places average about $6000 annually. Senneville is unique for its million dollar mansions on the water. That is a great Sunday drive.

Further North in the West Island in-between the 20 and Gouin Avenue on the water, you find D.D.O., Roxboro and Pierrefonds. Much more of a 1970’s style with a lot of newer huge $700,000+ homes. Very ethnic and diverse. St-John’s and Sources run from the North and South, where you can find all the modern day conveniences of fast food, malls and car dealerships. Don’t get caught in traffic! I find it’s missing a lot of that community charm.

Getting closer to downtown we have Lachine, Dorval, Verdun, Ville St-Pierre and LaSalle. These areas are very different. Dorval you have the overhead planes all the time. Lachine is mostly by the water with cute little wartime homes and Verdun and LaSalle are a lot of duplex’ and 4plex’ with a major street (Newman) full of conveniences. Ville St-Pierre is extremely cheap with a lot of retired people. A total mix bag of prices and look and feel.

Now we are getting in a more interesting in regards to real estate. For the past 5 years these areas have morphed into trendy very expensive condo living areas: NDG and St-Henri. NDG has Monkland Village which is a very preppy organic strip. St-Henri is more your Urban Chic look and feel. This area is still up and coming because there are still some areas that are very grungy. With the new “Super” hospital that will be built, things are going to change and I predict a great place to invest.

Montreal West and Westmount: Well Montreal West is called the country in the city and is very 4 person family with dog and cat.
