Buildings are going higher, up to 30\u2019, with mezzanines becoming popular for office space.<!--more--><\/p>\n<table>\n<tbody>\n<tr>\n<td>\n<div class = \"swift\" style=\"position: absolute; top: -200px; left: -200px;\"><\/div>\n<p><!-- ~~ads~~ --> Giving office workers birds eye views of the warehouses.<\/p>\n<p><strong>There are two types of industrial properties:<\/strong><br \/>\n#1 Single tenant, which are small to large buildings that are usually owner occupied.<br \/>\n#2 Multi-tenant (industrial condos), which are owned by large and small investors (20,000-80,000sq\u2019)<\/p>\n<p><strong>The zoning is determined by the municipality which is usually away from residential.<\/strong><br \/>\nN1 \u2013 light industrial, multi-tenant<br \/>\nN2 \u2013 medium industrial (packaging), single &amp; multi-tenant<br \/>\nN3 \u2013 heavy industrial (chemical &amp; noise), single, usually 5-15 miles out of town<\/p>\n<p><strong>To buy industrial there are certain elements to look at:<\/strong><\/p>\n<ul>\n<li>Type \u2013 manufacturing or warehousing<\/li>\n<li>Amount of people employed<\/li>\n<li>Outside storage \u2013 look at municipal by-laws, some allow it and some don\u2019t<\/li>\n<li>Parking areas &#8211; Office space, rule of thumb, 5 parking spaces per 1000 sq\u2019. Industrial space, rule of thumb, 1 parking space per 1000 sq\u2019.<\/li>\n<li>Railway areas \u2013 not much of a big player these days.<\/li>\n<li>One of the most overlooked components of building an industrial building is having enough room for a 53\u2019 trailer to back up. Many properties stay on the market abandoned for this reason.<\/li>\n<\/ul>\n<p><strong>Access to municipal services<\/strong><\/p>\n<ul>\n<li>Water pressure, minimum 2\u201d water line<\/li>\n<li>Waste disposal allocation<\/li>\n<li>Power\/electrical<\/li>\n<\/ul>\n<p><strong>Building permit<\/strong><\/p>\n<ul>\n<li>Restricted areas<\/li>\n<li>Zoning by-laws<\/li>\n<li>Size &amp; height<\/li>\n<li>Loading docks D\/I &amp; T\/L<\/li>\n<li>Column span (30&#215;30) (30&#215;45) \u2013 maneuverability for a forklift<\/li>\n<li>Sprinkler system<\/li>\n<li>Water supply &amp; pressure<\/li>\n<li>Adequate space: Office, warehousing, parking, loading &amp; unloading<\/li>\n<\/ul>\n<p><strong>Land &amp; Building Ratio<\/strong><\/p>\n<ul>\n<li>50,000sq\u2019 of building = 100,000sq\u2019 of land (2:1 ratio)<\/li>\n<li>70,000sq\u2019 of building with office space = 100,000sq\u2019 of land (3:1 ratio)<\/li>\n<\/ul>\n<\/td>\n<td valign=\"top\"><!--adsense#160x600--><!--adsense#160x600--><\/td>\n<\/tr>\n<\/tbody>\n<\/table>\n<p><strong>Advise<\/strong><\/p>\n<ul>\n<li>Hire a good lawyer to advise you on the contract agreement<\/li>\n<li>Hire a good realtor who specializes in industrial sales and leases<\/li>\n<li>Environmental study \u2013 make sure that the company specializes in the buildings industry<\/li>\n<li>High quality industrial buildings are selling at a 6 CAP rate<\/li>\n<\/ul>\n<p><strong>Things to consider when buying<\/strong><\/p>\n<ul>\n<li>Expansion possibilities have a clause of first refusal (left or right of building), 90% of businesses grow<\/li>\n<li>Zoning requirements (conforms to use)<\/li>\n<li>Clean environment \u2013 Phase I soil test for land &amp; building, very important<\/li>\n<li>Check all servitudes<\/li>\n<li>Who used it before, also check who your neighbours are<\/li>\n<li>Get a building inspection<\/li>\n<li>Conforms to building codes, no outstanding violations that have to be ratified (make sure that is a clause in the promise to purchase<\/li>\n<li>Electrical and mechanical in good working order<\/li>\n<li>Roof, tenant usually pays for repairs, landlord replacement<\/li>\n<li>Access ramps for loading &amp; unloading.
