I am getting quite a bit of people looking for “NDG Montreal Real Estate” in the search engines and landing on my site. I am not surprised as it is a very desirable place to live.
The trendy Monkland street is the heart of the village. It’s a touch of new age, organic living with coffee shops, restaurants and a few pubs to satisfy any style and taste. My sister and her husband bought a duplex on Oxford in 2002 for $180,000. They did minor renovations costing them not much more than $10,000. A year later they sold for $280,000. It seems that NDG has more than doubled in price in the past 5 years. I am not sure what the ratio of duplexes and houses are, however that’s changing all the time due to home owners turning them into co-ops and condos.
As of today (2006), there are 93 active listings of duplex and triplex and only 79 homes. There are 131 condos, which the majority of them are conversions from plexes. For those of you who really wanted to build in NDG, there is one empty lot available at $549,000 for 2990 square feet of land. Let me do the math for you, that is $183.61 per square foot.

February 2019 – Update to NDG real estate market
A lot of changed in the real estate market since I wrote the above. The Village has grown even more, and prices are through the roof.
From September 2018- January 2019
55 homes sold in the NDG area, with prices of $463,500- 1,6000,000
Around the Monkland Village (Beaconsfield-Decarie and Sherbrooke to Cote-St-Luc), the lowest sold house is $727,000
